Foreclosure Information

In 2007 NHS began gathering data regarding local foreclosures.  The purposes of gathering the data was to:

1)Educate ourselves on the effects in the local community

2)What community needs might result

3)Design programs to meet the needs in the community.

What we have found...

January 1, 2008 – August 14, 2008

Total number of completed sheriff sales 201

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

42 have been sold following sheriff sale for a combined total of more than $1,379,000 less than assessed value.

159 are being held by the foreclosing financial institution or sheriff sale buyer.

 

25 are currently listed for a combined total of more than $546,000 less than assessed value.

 

 

What is NHS doing?

In response to the data gathered NHS has:

1)Requested and Received certification as a HUD housing counseling agency.  This means that NHS is certified by HUD to provide counseling services on homeownership, post purchase, foreclosure prevention, budgeting, etc.  In most cases NHS provides these services to members of the community at no cost.

2)Began developing programs to assist with the vacant properties that remain following the Sheriff Sale.  NHS has expanded our vacant property rehabilitation programs.  Banks have the opportunity to donate or sell vacant foreclosed houses at a large discount to NHS.  The abundance of vacant properties and need for programs is central to our mission of neighborhood revitalization.

3)Began offering Foreclosure Prevention Classes in order to provide as much information and assistance to individuals and families who are in the situation and to help them avoid falling prey to a foreclosure in the future.  Education is a key element that homeowners need to give them the tools to sustain their home.

4)Established a low interest loan program to assist in certain situations.  The guidelines for the program require that the homeowner continue receiving “Keeping the Dream Alive Classes” and counseling.  These loans were not designed to assist in all cases but rather intended to assist when the borrower can afford their mortgage payment but cannot afford to address the arrearage.  If you would like more information please contact our office at 324-1556.
